The above-mentioned figures are based on the following assumptions:

  • The matter proceeds in the usual way and is not expedited.
  • The transaction does not involve the grant of a new lease or a lease extension.
  • The matter does not become overly complicated.
  • We carry out the usual searches on a purchase, mortgage or re-mortgage.
  • There are no defects in title or with the title documents that require remedying.
  • There is a reasonable level of communication between us.
  • We also act on behalf of your mortgage lender (if relevant).
  • On a sale or re-mortgage, we are dealing with the redemption of one existing mortgage.
  • The matter does not relate to a newly built property.

The above examples are not an exhaustive list. If your matter becomes unexpectedly complicated, then our costs may be reviewed and you will be advised accordingly in writing.

Unless advised otherwise, we work towards a 4 week exchange and a completion 2 weeks later however this very much depends on your instructions and the other party’s position. Also, this is very much dependent on when we receive or issue papers, how quickly enquiries are dealt with, when search results are received and when a mortgage offer (if applicable) is received. This time frame can be adjusted based on your specific instructions.

When your case has been allocated to a Partner/fee earner, you will be provided with a full estimate of the costs and disbursements that are likely to be incurred on your transaction and the hourly charging rate of the Partner/fee earner dealing with your transaction.

In addition to the legal costs for our professional services, you will also incur some third party costs known as “disbursements”. Below is a list of disbursements likely to be incurred in each type of transaction:

Details of what our costs include and the services provided

Purchase transactions – We will advise you fully and correctly throughout the course of the proceedings. We shall provide a full legal report to you on the property prior to exchange of contracts, deal with the submission of your stamp duty return and registration of your ownership at Land Registry.

Sale transactions – We will advise you fully and correctly throughout the course of the proceedings. We will prepare contract papers and submit these to your Buyer’s solicitor, deal with enquiries from the Buyer’s solicitor, report to you on the contract prior to exchange, deal with exchange and completion of your matter, as well as redemption of your existing mortgage.

Mortgage and Re-mortgage transactions – We will advise you fully and correctly throughout the course of the proceedings. We shall provide the report on title to the mortgagee or (if separately represented) to their solicitors. If you have an existing mortgage which is to be redeemed, we will obtain the redemption statement and will arrange for it to be redeemed simultaneously with the grant of the new mortgage. We will also deal with the registration of your new mortgage at the Land Registry.
