Buying a home is usually the most significant investment you make in your lifetime. This means it can also be one of the most stressful – but it doesn’t have to be. Our team has years of experience in all aspects of residential conveyancing and at all times our priority is ensuring our clients receive clear, concise legal advice which has their best interests at the very core.

Our clients praise our attentiveness, professionalism, attention to detail and the stress-free process they experience, no matter how complex the transaction. We’re proud to see clients come back time and time again and watch first-time buyers raise their own families, move to bigger properties and in time, we advise their children too. The above-mentioned figures are based on the following assumptions:

  • The matter proceeds in the usual way and is not expedited.
  • The transaction does not involve the grant of a new lease or a lease extension.
  • The matter does not become overly complicated.
  • We carry out the usual searches on a purchase, mortgage or re-mortgage.
  • There are no defects in title or with the title documents that require remedying.
  • There is a reasonable level of communication between us.
  • We also act on behalf of your mortgage lender (if relevant).
  • On a sale or re-mortgage, we are dealing with the redemption of one existing mortgage.
  • The matter does not relate to a newly built property.

The above examples are not an exhaustive list. If your matter becomes unexpectedly complicated, then our costs may be reviewed and you will be advised accordingly in writing.

Unless advised otherwise, we work towards a 4 week exchange and a completion 2 weeks later however this very much depends on your instructions and the other party’s position. Also, this is very much dependent on when we receive or issue papers, how quickly enquiries are dealt with, when search results are received and when a mortgage offer (if applicable) is received. This time frame can be adjusted based on your specific instructions.
