The Land Registry has amended its Practice Guide relating to the first registration of title if deeds are lost or destroyed (LRPG 2). The changes relate to the document handling policy and include new sections on land charges searches and fees.
The updated Practice Guide confirms that Applicants need only lodge certified copies of form ST3, statutory declarations and evidence. Once the Land Registry has made scanned copies of the documents, it will destroy the hardcopies.
With regards to land charges searches, form K17 or K18 should be lodged on a lost deed application, not a bankruptcy only search. Applicants should still provide search results against those estate owners who can identified, especially himself and his immediate predecessor in title.
In addition, a fee of £40 may be payable if the Land Registry needs to inspect the land before completing the registration.
